The real estate market has been changing continuously in the last 10 years. We all wonder what a “normal” market is and if it actually exists. Last year we experienced home prices going up during the summer in the Phoenix area. Houses in Glendale, Peoria, Surprise, Phoenix, Scottsdale and even retirement communities had increases in price. Buyer’s had to compete with other buyers when making an offer. Sellers could choose from at least a couple of  offers, the one they preferred. This year the inventory is different. There are more listings in the market, more to choose from. Most listings in the market have had price reductions and some sellers have to give concessions. The market is different again.  One thing that is still in favor of the market is interest rates. They are still holding in the lower range, anywhere from 4.5 to 5%. This makes purchasing a home a very affordable proposition. Take a look at the example (double click on it to enlarge)  In 1989, when interest rates were up to 10-12%, the house payment for a $94,000 dollar home is almost the same to a house payment in 2013, for a $197,000 home at  4% interest rate. This is wonderful news for both buyers and sellers. Buyers can afford a better home  and Sellers get buyers for their properties. Once interest rates start to go up, less buyers will be able to purchase. In the midst of all the real estate turmoils we still have a great opportunity to become home owners and to make those up or down moves that we desire. Getting your house ready for sell

When the time comes to sell your property, there are many things that need to be done. First impressions are extremely important, specially in today on-line world. Keep in mind that your first showing will be in the internet. Your house needs to look great in order to show beautifully in the listing.

The first thing that you need to do is to say “Goodbye” to your house. Get detached emotionally from it. Look at it as a business deal where you need to get the “merchandise” in its best condition to sale. The better it looks, the more people will like it and you will be able to sell it faster and for a higher price.

A house that looks good tells the buyers that the house has been well taken care off and it makes buyers feel more at ease. Real estate transactions can be extremely emotional. Buyers are always concern about the condition of a house.

Getting your house ready to sale doesn’t have to be expensive. Keep in mind that doing big renovations might not give you back penny for penny, however, fixing some items are essential.

Getting the outside ready for sale

Curb appeal is very important. From the moment buyers put foot in your property they are already getting information about the condition of the house. Make sure that the landscaping looks good, grass mowed, plenty of gravel, bushes and trees are trimmed. Get a pot with colorful flowers and set it by the front door. Make sure your front door is clean, if needed  give it a coat of fresh paint. Make sure door is easy to open, some locks are very difficult to open. Remember, buyers are taking notes.
Clean windows and make sure to patch cracks on stucco. If the roof has any broken or missing tiles it could be better to fix them now. Buyer might ask them to be repaired anyway, during the transaction. In very needed cases you might want to consider painting the exterior.

Getting the interior ready for sale

The first and for most first step of action is to de-clutter your house. You want your house to look neat and big. When there is too much furniture, the rooms look smaller. Since you are planning on moving you might as well consider storing some items, giving them away to friends or charities or doing a garage sale. You need to remove the clutter. Get going with your packing and make your house look good!
Also, make sure to de-personalize your house. Remove as many family pictures from the house. Having them distract the buyer and doesn’t allow them to see themselves in the house. You want them to be able to see their furniture in the house and to see their dreams play in it. This house is for sale!
Before you list the house it might be necessary to have it professionally cleaned. All dust, spider webs and any dirt needs to disappear! Shampoo the carpets and have it  smelling clean, some nice aroma would be helpful. Keep the house clean and looking good at all times, you never know when you will have a showing.
Remove things from kitchen and bathroom counters, even if they are things that you use every day. Put them in a box in a cabinet if you need to.
Making certain repairs is important. Fix any leaks, refresh/repair caulking, repair holes in the walls even from pictures, tiles, cracks on the wall etc.
The kitchen is the heart of a house, make sure it looks its best. Remove things from the counters, keep it clean. Purchase a couple of new items, some flowers, new kitchen towels, etc. Make it look bright and happy. Get your cabinets organized as well as your pantry. Buyers will be looking in them to see how big they are, same situation with your closets throughout the house.

When you have a showing, turn on the lights, open the blinds, play some music have a nice candle, plug-in or reed diffuser.  Make the house look inviting.

Qualifiying for a Home Loan

The home buying process has many moving parts that need to be dealt with in order to achieve the goal of finding and purchasing a home successfully.
One of them is to get qualified with a good, experienced and reliable lender that can guide you through the different loan programs. Also, your loan officer will need a number of documents required to obtain a loan. After the difficulties the housing market experienced in the last few years obtaining a loan has become more challenging.
A loan is given based in different factors, income, debt, and credit history. The last one is one I like to describe as a “mystery”. Nobody knows how it works exactly. How paying an old bill can actually drop your points. How closing your credit cards actually leaves you with no history. How it’s so easy to get something negative reported and yet so hard to remove an item even when it’s already paid for. Here is some good advice to follow at all times but specially when in the process of obtaining a loan.

1. Do stay current on all existing credit accounts and make payments on time. Do not apply for any new credit accounts or close currently opened accounts.

2. Do continue using your existing credit as normal but without large purchases.

3. Provide all documents requested by your lender up front and keep all original paystubs, bank statements, tax returns and other financial documentation handy as you receive it. You may be required to update your loan file during the process.

4. Do not co-sign for anyone else for a home or car loan or any other type of debt.

5. Notify your lender if you are planing on receiving any gift funds for the downpayment or closing cost.

6. Notify your lender if you have any financial expenditures coming up during the loan process that would lower yous assets

7. Also, let your lender know of any upcoming employment changes, raises, promotions, change in pay structure, etc.

8. Provide all the documentation asked by the lender including letters of explanations for different things

9. Let your lender and real estate agent know if you are leaving town during the loan process. As you might be needed it.

10. Don’t dispute any credit accounts on your credit report before or during the loan process. Disputed accounts can alter your credit scores

11. Don’t pay off any collections or charge-off’s on your credit report unless advised by a credit professional or your mortgage consultant- activating these accounts by taking action may alter your credit score.

12. Don’t close any current bank accounts, open any new bank accounts, or move money around between accounts.

13 Don’t deposit any cash to your bank account without contacting your mortgage consultant to discuss the requirements of documentation and whether or not it will be accepted as funds for closing.
